Can my SMSF actually borrow money to buy property?
Yes. Using a Limited Recourse Borrowing Arrangement (LRBA), your SMSF can purchase residential or commercial investment property. The loan is held in a separate Bare Trust until it's fully repaid, protecting the other assets in your fund. Not all lenders offer this product. We work with the specialist lenders who do.
Does an SMSF loan affect my personal borrowing capacity?
No. Your SMSF is a separate legal entity. The debt sits inside the fund, not against your personal income or assets. This is one of the key advantages: you can use your super to buy an investment property without it reducing what you can borrow personally for your own home or other purchases.
What's the minimum fund balance needed to get started?
Most lenders require a minimum of $150,000 to $200,000 in your SMSF before they'll consider an LRBA. You'll also need enough to cover the deposit (typically 20 to 30% of the purchase price) plus transaction costs like stamp duty, legal fees, and the Bare Trust setup. We run a full borrowing capacity review in the strategy session so you know exactly where you stand before any decisions are made.
Why does the loan structure matter so much for tax?
Your SMSF pays 15% tax on rental income, significantly less than the top personal marginal rate of 47%. But that benefit only applies if the LRBA is set up correctly and your Trust Deed is compliant. A structural error can void the tax advantage or attract ATO scrutiny. As Chartered Accountants, we review the full tax position before any application goes in.
How long does the SMSF loan process take?
